1. Who are you?

6. Are you listing my house on the MLS with an agent?
We will not list your house on the MLS unless you wanted us to. Although Dustin and Kim both hold active real estate licenses, our company’s intention is to buy your home for cash, without having to list it on the MLS, avoiding the headaches of selling it through an agent (trust us we know the headaches very well). Sometimes a cash offer isn’t the best solution and we offer many solutions depending on your needs and situation.
7. What is the difference between you and a real estate agent?
Although both Dustin and Kim hold active real estate licenses, we want to actually BUY your home not list it. Most agents don’t actually want to purchase your home from you, they want to sign you to a listing contract, and market your home on the MLS in hopes of finding a suitable buyer. Agents charge commission and other fees, and if you list your home on the MLS, as the seller you are expected to pay your share of the transfer taxes, closings costs, and title fees at closing. Not to mention having to wait for a buyer, enduring countless showings, and hope the deal doesn’t fall apart. We are investors, so you skip the whole “agent” part and jump directly into dealing with the person that actually wants to buy your home, us! In doing so, you save yourself the headaches of listing on the market, and we cover all your conventional costs (closing costs). Remember we don’t charge ANY fees or commission for our services. All our cash offers are NET to you, the seller. What we say we’re offering is what your check will actually be at closing. No hidden costs involved.
8. Shouldn’t I just list my house with an agent?
Possibly, it all depends on your situation. We can’t give you an appropriate answer until we came out to the house to take a look. This answer greatly depends on your situation, timeline, location, and your expectations. 9. How does this process work?

10. If I fill in one of the forms, do I have any obligations?
There is ZERO obligation. You don’t owe us anything! We understand you have various options, and may be worried about scams or gimmicks. We simply just want to make you a cash offer for your home, if you accept GREAT! If not we will help you find another solution.
11. Do I need to clean my house before you buy it?
Nope, don’t worry about a thing! No need to clean, sweep, remove unwanted furniture or broken appliances, or the mess that’s been laying in the corner for a few months! We’ll handle that all for you. We want to make it as easy as possible to sell your home fast.
12. What are the fees or commissions you charge?
There are ZERO fees or commission you pay. Everything is totally free to you. We take care of all the costs so you can look forward to moving on.
13. I don’t want a low ball offer, do you pay fair prices?
Excellent question. Yes we definitely don’t play games or low ball your offer. But please know there is a difference between what market value is and what a fair price is. If the house needs repairs or updating, or is bad shape, we take the market value of the home and subtract the needed repairs to come up with your offer price. In some cases we are able to present offers competitively within market value but may be subject to owner financing instead of a cash offer. We can explain this option to you.
14. Can you buy a house that is in need of a lot of repairs?
Yes, this is our speciality! We can buy in good or bad condition, but if your home is in need of a lot of repairs we’d still love to buy your property. Just fill in one of the forms to get started.
15. How do you come up with my offer?
There a few steps involved which are thoroughly explained in our How It Works Page. But a brief run down is this:
- We determine the market value of your Pittsburgh Home
- We determine the cost of all the repairs needed
- We subtract the cost of the repairs and our minimum profit from the market value of the home and that’s how we come up with our offer!
